No mortgage lates allowed and must be current for month due.

Property must be a SFR, Condo, PUD, or 2 unit property.

Subordinate Financing. Subordinate financing may remain in place, regardless of the total indebtedness against the property. The borrower is not required to satisfy any outstanding subordinate liens, as long as they will clearly be subordinate to the new FHA-insured refinance mortgage

Property must have been occupied by the borrower as their primary residence for the previous 12 months.

Appraisal is required.

The borrower must qualify for new payments.

If property has been owned for less than one year, the lesser of the appraised value or sales price will be used in calculating LTV.

Properties acquired by inheritance within the last 12 months are eligible.

Properties owned free and clear are eligible.

MIP is required on all loans .

Loans now go up to $729,750.00 in many areas
